When is an office not an office? Virtual offices are becoming a popular item these days. When you think of the restrictions and cost of setting up a permanent bureau it does make some sense. This modern world is so full of change, with markets coming up and going down and businesses having to be in the right place at the right time. With the virtual office, you do not have to actually be in the location. You can be on the other side of the world and yet still be able to communicate in all the normal ways you would do if you were in the vicinity which makes good economic sense.

Making the best of office space is crucially important in these high cost times. Every square inch of floor needs to utilised to maximum usage and in the big cities prices are very high indeed. In the past, company headquarters were housed on one site. With the development of the internet and improved communications there is not as much need for this. So many companies rent a smaller space for the front end of their business in the city, and can situate the back end in areas where costs are much cheaper.

Renting office space has become big business for the property developer. What were once rundown dock buildings in Liverpool, for example, are now chic bureaus providing quality business accommodation. In this more transient and changing world temporary, rather than permanent, is the buzz word. By renting office space a business is more flexible and can move base in a much faster time if the need arises. Plus, they have no maintenance and upkeep costs as the owner sees to all these things. It means that both tenant and proprietor are in a win-win situation.

The changing trends of office ownership are another sign of the times. Established companies of yesteryear would own offices outright in major cities and were icons of success and status. Many companies are now changing strategy and renting space. There are obvious reasons for this and as previously stated are related to modern slants. As many office jobs are being transferred offshore, due to lower wage costs, the necessity of owning offices which could be hard to sell when the time comes around are not seen as a good idea. Therefore large investment costs are negated and more finance is available for other uses.
